The Senior Construction Manager role will encompass managing and leading the delivery of all construction activities on as a no. 1 on the Project Manager, works including but not limited to facade and external works, M&E installations, and the complete fit-out activities for high quality apartments. The lead role requires leading and driving the internal management team and trade contractors to deliver the works and working positively with the supporting project technical and commercial functions.
The Project Manager will report to the Project Director (and deputise when needed) and will be primarily responsible for project delivery of company Health & Safety, Environmental and Sustainability policies on site. You will manage and coordinate the works to ensure construction activities are delivered on time, within budget, and to the highest standards of quality of company brand.
Have the ability to self-plan, self -manage and coordinate operational resources (all construction staff, sub-contractors, suppliers).
To identify, specify and schedule the operational resources required to achieve the project execution plan and project goals.
Coordinate regular and accurate reporting on progress and performance, and bring to the attention of the Project Director any issues that are affecting or are likely to affect the programme.
Ensure that the construction team manage and coordinate all subcontractor trade packages in accordance with relevant contracts, including the issue of standard sectional notices for commencement and completion, and delay notices where applicable.
Coordinate and chair regular coordination meetings with all sub-contractors with particular reference to ensuring they meet their agreed targets/programmes in order to maintain the overall programme of works.
Ensure the contractors employed organise the workforce so that they are fully occupied and working towards clear objectives and to the required safety & quality standards.
Build strong collaborative relationships with all contractors and third parties
Ensure that the construction team fully implement the company’s Total Quality Management (TQM) process and procedures.
Ensure Works are safely delivered on time to budget and achieve the highest levels of customer satisfaction.
The PM shall be experienced in managing and coordinating all aspects of high-rise residential construction – i.e. structure, façade, M&E, fit-out, externals and landscaping.
Coordinate the production of short term programmes for all areas of works in line with overall contract programme, and ensure that the works are completed in line with it.
Monitor and record progress against all project programmes.
Monitor site activities on a daily basis ensuring that the construction team maintain satisfactory daily and other records.
Ensure that all Package Managers comply with required procedures including holding and documenting regular sub-contractor progress meetings.
Ensure that the construction team (with self-input as appropriate) undertake thorough reviews of all method statements and RAMS documents, ensuring that all relevant safety documentation and safe systems of work are satisfactory before works commence. In addition ensure that subsequent periodic reviews of RAMS documentation is undertaken at the required frequency.
Ensure that the site team produce and implement Inspection & Test Plans & Work Inspection Sheets in accordance with the Project Quality Plan. This shall include the use of the Field-view electronic system of administering quality inspections and records.
Ensure that the site team identify, record and rectify any/all non-conformance in a timely manner so that there is no impact on following trades in accordance with the company’s procedures.
Ensure that the site team maintain accurate record keeping including quality checks, “As Built” information, diaries, progress mark-ups etc. for each team member’s areas of responsibility.
Undertake any/all duties in the company’s procedures that may be specified or required, and any other reasonable tasks in accordance with operational needs as requested/directed by the Project Director.
